The controls layer
Chillers, air handling units, pumps, lighting, access and fire systems usually come from different suppliers and different trades, and end up running as separate islands. We specify and integrate the BMS alongside the services it controls, so the building can be operated on the day it is handed over.

المبرّدات ووحدات مناولة الهواء والمضخات والإنارة وأنظمة الدخول والحريق تأتي عادةً من موردين مختلفين ويركّبها فنيون مختلفون، فتعمل كجزر منفصلة. نحن نحدّد نظام إدارة المبنى ونربطه مع الأنظمة التي يتحكم بها في الوقت نفسه، ليكون المبنى جاهزًا للتشغيل يوم تسليمه.
BACnet and Modbus, so the owner is not locked to one supplier. If a manufacturer only offers a closed system, we say so before it is bought.

Existing buildings are upgraded in stages: survey and point list, panels and field devices, integration, then the front end. The building keeps running.
تُحدَّث المباني القائمة على مراحل: مسح وقائمة نقاط، ثم اللوحات وأجهزة الموقع، ثم الربط، ثم واجهة التشغيل. ويستمر تشغيل المبنى.
For the main contractor: one subcontractor answers for both the plant and the controls at commissioning, instead of two trades blaming each other.
بالنسبة للمقاول الرئيسي: مقاول باطن واحد مسؤول عن المعدات والتحكم معًا عند التشغيل، بدل تخصصين يُلقي كل منهما المسؤولية على الآخر.

Planned preventive maintenance to a written schedule. Each visit ends with a signed report.

Response within an agreed time window, with a named engineer and an escalation path.

A quarterly report on plant condition, recurring faults, run hours and upcoming capital replacements.

We start with a condition survey and a written list of what we will and will not warrant.
